A more than half-a-billion-dollar project, years in the making, is now is officially underway in the central West Bottoms. Dating to its 1860s roots as a major commerce center with the arrival of the city’s first railroads, West Bottoms will be redeveloped as a “live-work-play” community, including a dynamic, mixed-use public gathering area called The Depot.

Client: SomeraRoad, Inc.
Type: Mixed-Use, Market-Rate, Creative Reuse

Long-Term Vision

West Bottoms will sequence its first phase of private projects with the city’s infrastructure work. The phase includes:

  • A 121-apartment renovation of the Moline Plow Building
  • Conversions of the Perfection Stove Co. Building, with offices and an entertainment concept, and the Crooks Terminal Warehouse Co. Building, with offices and retail
  • 290 new apartments in place of the former Weld Wheel Industries Inc. building, which the developer tore down in May

Long-Term Community Impact

In the end, the developer’s 15-year master plan calls for more than 1,200 apartments, 68,000 office square feet, 100,000 square feet for local and national retailers, and a 50-room boutique hotel across 26 acres.
