After years of underuse, the final warehouse conversion in Minneapolis’s North Loop is complete with the transformation of the Falk and Newell buildings, plus the addition of The Martin, a new construction component. Together, these three buildings form Hall Lofts —358 units of distinctive, amenity-rich living set along North 3rd Street, offering one of the neighborhood’s most dynamic residential experiences.

Preserving the character of the historic buildings and designing a fitting new building within the Minneapolis Warehouse Historic District, while introducing modern functionality was a challenge the development team embraced. Supported by historic tax credits, the project demanded strict compliance with National Park Service preservation standards. Close collaboration among the developer, design team, contractor, and historic consultant allowed creative solutions to inherited challenges like deep floor plates, awkward core locations, and tight column grids — all while programming over 500,000 square feet of space.

Hall Lofts is a model for adaptive reuse that honors the industrial legacy of its buildings, and thoughtfully preserves and reimagines them into a dynamic, mixed-use community. The project’s successful result earned a Minneapolis Preservation Award, a distinction sponsored by AIA Minneapolis, Minneapolis Heritage Preservation Commission, and Preserve Minneapolis.
