Ballston One is an adaptive reuse redevelopment that transforms an existing office building into a contemporary multifamily community in Arlington’s Ballston neighborhood. The project repositions the structure as a residential asset within the Rosslyn-Ballston Corridor, introducing a modern living environment that leverages transit access, neighborhood amenities, and sustainable reuse strategies.
The project’s expansion includes the addition of two new residential floors atop the existing structure. New residential floors and reconfigured building systems support efficient layouts, while shared amenities and outdoor spaces enhance community interaction and urban livability.
By prioritizing environmental stewardship through the preservation of the existing building’s concrete frame, the BKV design team effectively reduces the project’s carbon footprint while delivering a high-quality, transit-oriented development that bolsters Arlington’s housing supply.
