The 11,000-square-foot, full-floor tenant improvement (TI) project is tucked amongst Chicago’s modern high-rises, embodying an “urban oasis” feel with the hum of the adjacent “L” train and sweeping, 180-degree views of the Chicago River bend.

The challenge was balancing Crane & Norcross’s need for a modernized space with respect for the historic character of their building. With a budget of $85 per square foot, BKV emphasized a strategic refresh, salvaging existing wall placements, doors, and utilities to allow the budget to focus on updated finishes and furnishings. Every dollar was leveraged to enrich the office’s character with fresh material finishes, modern decorative lighting, and comfortable new furniture in client meeting rooms and collaborative spaces.
